Our Services Include
• Visiting you at your property and providing a rental valuation and any other advice, which you may require about letting your property.
• Advising you on compliance with the various safety regulations.
• Locating suitable tenants. Your property will be advertised in our full-page colour ad, on the Internet, with local companies and relocation agents. However we always have a list of excellent tenants waiting.
• Accompanying applicants to view the property.
• Obtaining and evaluating references and credit checks.
• Preparing up to date legal tenancy agreements.
• Collecting and holding as stakeholders a deposit from the tenant.
• Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
• Inspecting the property periodically, and reporting any problems to you.
• Arranging any necessary repairs or maintenance, first liasing with you in case of larger works.
• Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return on your property.

Our Fees
• Our initial letting charge is equivalent to 2 weeks rent, and our ongoing management commission is 10% of subsequent rental payments.
• There is no other standard fees or charges.
• No up front charges – nothing to pay until a tenant moves in and starts paying rent.
• Non Managed Properties Finders fee only of two weeks rental.

All fees are subject to VAT.
