for Tenants We let and manage furnished
and unfurnished flats and houses throughout the Thanet

safety Finding a Property The first step is to contact
us and provide brief details about yourself and about
the accommodation you require. We then search our database
for suitable properties for you to view. If not urgent,
we log your details so that we can contact you as suitable
properties become available. It is wise to start looking
about a month before you wish to move, as the nicer properties
are viewed and reserved quickly. Our tenancies are granted
for a minimum term of 6 months.
Viewing Viewings will be arranged
at times to suit you and you will invariably be accompanied
by a member of staff, who can give you advice and answer
any questions you may have. Reserving your Property Once you have decided on a property, you will need to reserve it by paying a minimum 'holding fee' of £175 (£100 towards the property and a £75 agency fee). This increases to £275 for properties over £500 pcm. If the landlord declines the tenancy, £100 (or £200) will be refunded. We can use the £75 agency fee to find you another property. However the deposit will be forfeited if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
References As a minimum we will require satisfactory references from your employer, and a previous or current landlord, as well as proof of id and address. If you under 25 years of age, you will require a guarantor.
They must be a homeowner who is prepared to sign an agreement guaranteeing all financial liabilities for you as a tenant. In addition a credit
check may be undertaken. We may use the services of an
independent referencing company to obtain and evaluate
these references.
Rents Rents are normally quote calendar
monthly, and payable monthly in advance. The tenant is
usually also responsible for Council Tax, Water Rates,
Gas, Electricity and Telephone costs.
Deposit A security deposit of a minimum of one month’s rental must be paid, and will be held by us as stakeholders in a secure client account throughout the tenancy term. This deposit is protected under The Tenancy Deposit Scheme, as required under the Housing Act 2004. This is held to cover damages, breakages, and any other liabilities under the terms of your tenancy agreement.
Fees We charge £75 per applicant to cover administration and referencing costs. If credit checks are required, they are charged at an additional £40 per applicant.
